Establishing the Basics
To begin the process of building a custom home, you will meet with the Builder, Ron Henkel to discuss specifically what you are looking for. If you aren't exactly sure what you may be looking for, that is no problem!! During these beginning stages we will help you discover what your needs and wants are to create a clearer picture.
In the beginning stages we will discuss:
The lot you want to build on/ have selected or possible lots we have available
Establish preliminary budget + wishlist
(The wishlist will contain all things you wish to see in your new home. For example: White Cabinets with quartz counters in the Kitchen or a 3 season room instead of a covered porch.)
This will give us a good idea of what you are looking for + allow for us to put a number to all of these.
Review different floor plans that will meet all of your needs/wants, markup plans with likes + dislikes, customize/change specifics on floor plan if needed
Concept
Next, we will prepare a concept budget + plans + specifications from the beginning meetings.
This will give you a chance to have a more solidified plan for moving forward. During this stage you will have another meeting to review what concepts we have put together for you.
Financing
When you are ready to move forward to secure the lot a reservation will need to be made at this time
If financing, you will need to obtain mortgage pre-approval
Deposit plan retainer to start preliminary plans (draw preliminary plans 2-3 weeks normally)
We work closely with a bank where you can meet with our rep
While the floor plan is being finalized, complete mortgage application (takes 4-7 weeks normally)
Finalize mortgage commitment-Close on construction loan (2-3 weeks beyond receiving mortgage commitment, normally)
Contract
Contract is finalized prior to completing financing:
We will write a Purchase Agreement contingent upon completion of final plans from the architect
Together we will read/review the contract + sign
A draw schedule is defined within the contract
Submit contract to lawyer for approval (5 business days)
Remove contingencies from contract
Review/Finalize Plans
Review preliminary plans from architect making sure the design is what you were expecting, within concept + specifications. This is the time to make your final changes + sign-off final plans
Architect completes final plans (2-3 weeks)
Review final plans
Receive Job Book
The job book will contain every selection you will make in the process of building your home. We take pride in having each client receive a job book every time they build with us. This sets us apart from many builders allowing the selection process to be organized and makes the selection process that much easier for homeowners.
This book is split up into each phase of selections from HVAC, exterior selections to all of the interior finishes you will select making it extremely easy to navigate and keep record of everything.
Construction-Beginning to End
**All selection meetings are held at Pinnacle Homes' office
Exterior selections are completed (6-10 days)
Pre-construction meeting at site
Construction Begins
Kitchen/Baths are designed at Kornerstone Kitchens
Mechanical selections
Framing Begins
Interior finish selections-completed before mechanical starts
Rough Mechanical
Rough Plumbing
Electrical walkthrough
Drywall walkthrough
Cabinets/ interior trim/ paint walkthrough
Pre-closing inspection (1 week before closing)
Final walkthrough/ Homeowner orientation/ Closing settlement
Thirty (30) days after- closing adjustments/ Warranty checkup
Eleven (11) month warranty service work
